Seller: dieshel-donicely ✉️ (1,796) 100%, Location: Belsize Park, GB, Ships to: GB, Item: 322353956851 Town House with shop ,SW France,, 'Maison de maitre' stunning building 3 levels .  Have you been house hunting in France this year  ?   or even been over  for a driving holiday and like many other considered a holiday home and started looking about how to do it. perhaps you  have had a dream of running your very own  shop  or a B&B      I might have what you are looking for please read on,        Sauze Vaussais in the Deux Sevres - A name you are not likely to forget  and probably a sign post you have passed if you have ever driven down  the RN 10  to Bordeaux or Spain or Portugal . this is a village/town in the middle of  the  Poitou charentes region of mid west France , we have the second most sunlight hours after the cote d'azur but although it was 37 degrees for 3 days this week its a dry non humid heat that is supportable and one can work in it   we are in our 7th year in Sauze ,incidently  this region was also voted the best value in France recently by some British  house hunter Tv channel,  Whats on offer in this sale -  is a an old maison de maitre 'masters house' on the main street with its very own main street shop front  -  the maison de maitre are  easy to recognise by the cut stone sides  and 3 full levels  ,looks somewhat like a Notting Hill Georgian style house ( just a couple of million pounds less )    build year would have been around 1800   over the years this building was made into a shop on the ground floor with living area above, it also boasts a full size celler/basement  so its really 4 stories plus an attic if  , between the 4 levels the total floor space is 350metres square or about 90metres square per level,  another 50 could be found in the attic if need be making 400M2  - with this sort of size one could consider a B&B - gites setup or even a sort of Modern Hostel offering free wifi/breakfast, cheap per night rooms, possibilities are endless   I have been the owner of this building since 2010 odd, although the shop is steadilly rented and generating income i began making 2 apartments in the upstairs levels to maximise the income ,  ( the upstairs  already has a seperate access and stairs from the side door if you see the pictures)  However for several years i have been doing 6am to about 9pm and things are moving nicely forward but with our own property here i am wondering how i will ever get time to finish another , its hoarding for the sake of hoarding and the capital & Energy could be put to better use as dare i say im not in need of more rental income. Electricity and telephone/ internet are connected, town water is connected and town sewerage is connected,  last year 14 new  double glazed windows were installed on the top floors, made to measure size and german chassis , You cannot hear a car pass on the street with these in place , they totally transformed the building . full south facing so the sun does a tour of the sides and front of the building from 6am onwards in the finer months The top living area is pretty much a bare  shell on both levels although the original brick  deviding  walls are still in place for bedrooms and bathrooms etc , the roof design is such that there are no internal supporting walls so it could be  quickly stud walled into what ever shape and size of rooms that  you desire. otherwise the both upper  levels could be turned into  one big house living area. its an open canvas in its present state.  a 100mm waste water pipe runs right up through the centre of the building to the 1st and 2nd story so its all a matter of tapping right into what is already there to create your dream place,    This building is situated at  the town crossroads smack bang in the middle of  Sauze Vaussais postcode 79190 , it is probably the best position in the town - right on the centre square where the old cut stone  roman clock tower chimes on the hour, with the window open you can almost reach out and touch the tower ! best not too becuase it is a 'classed monument of france'   in front of the building is a pizza parlour which does oven fired pizza,  the town cafe/bar is just to the left and serves cool beer from 6am should you be inclined - or better still a nice short espresso coffee the way it should be for a euro, there is a bakery just down the street serving baguettes and crossants from 6am , hairdresser is next door as is chemist  and 3 banks up the road,  the town has a market day every thursday, Sauze Vaussais has a shopping centre with a very clean and well known super U supermarket and Bricodom building materials store,  there is currently a big push on Green energy so many of the town coucil cars are full  electric, street lighting is all LED, electric car charging points etc,  The town lake  is situated about 2 mins drive or 10 mins walk from the town centre, fishing is permitted at certain dates - areas of the lake etc, but other than that one can go up there and use the public barbecue or eat in the cabin  restaurant on the lake.   Sauze would be the main town for about 30 satellite villages as it is home to schools/banks/tax office/supermarkets etc , the internet is as fast as anywhere you will find in the modern world,  the Post service is very efficient  so goods ordered online from elsewhere in Europe  are at your door  in a couple of days no matter how big or small  ,  For a buyer who is  planning to run the ground floor  shop themselfs an 'internet  shop' to compliment the real shop is easily put in place because the big  Couriers like UPS and DHL GLS  would be in town once or twice a day on pickups and drop offs,     This region is very popular with cyclists and i admit there are few things nicer than peddling  along beside a field of sunflowers on a calm summer morning before any breeze comes up,   you can also see some beautifully preserevd classic cars cruising around as salt or damp is not really a threat, the circuit of 'val de vienne' is also about 45 minutes away for those that participate in motorsport,     i might be biased but its a pretty nice place to be,  our  car and  van are always  open with the keys on the dash and the house is never locked , same with everyone and never had petty crime or theft problems. This is a serious chunk House/  Investment for the price make no mistake about it.  daily flights to POITIERS airport from UK, this is 40 minutes from Sauze Vaussais and im happy to collect a viewer.   deposit locks in a sale, no real rush on a settlement date, its more to lighten up my work load than anything else, The poitou charentes/ Deux sevres is very in fashion at the moment and one only needs to see the line of Uk/belgian/dutch /swiss cars property hunting. i must state that it is still predominatly French and despite the number of expats this  has not diluted the french experience ,  Many of these expats have brought out very sucessful businesses with them and got a fresh start and a new client base,   traffic is not a problem here so its easy cover a large area   if it does not sell i will simply finish the apartments and use it as a cash cow - 2 apartments and a shop in place will yield approx 1250eur  per month or 15,000Eur per year,  divide that into the purchase price and its positive cash flow in a few years,  there  is some work to do granted to finish both the  apatments and the price of materials that go with that but its all very in the asking price seeing the size of the building, there are no for sale signs etc on the building, i am preferential to a discreet sale.    to give you an idea -  in a real estate agents the average price of a ruin/renovation  in this area in a hamlet of Sauze - with probably no septic tank  is about 70K euro.     Taking into account the 10K of double glazing fitted last year i feel that if you are in the market for eithar a house or an investment then this is seriously in the money , especially those with DIY knowledge. there are  websites like Angloinfo Poitou charentes to help out with anything else, all the uk tradesmen would advertise on it and a great place to buy or sell small items tools /left hand drive cars  freebies , etc     Brico Depot in Angouleme have bathrooms and kitchens and everything for a renovation  at unbelievably cheap prices, and it can all be loaded into a trailer or small van there and then,  La rochelle is 1.5 hours, Spain Border is 4 hours, straight up the motorway to closest uk port is about 4.5 hours and calais dover around 6 hours.    A cold beer in the bar at the end of a hard and dusty day, welcome to france county living  for anything else please do not hesitate to drop me a line  +33 604443065  small video of sauze Vaussais made by the school - copy and paste to your browser.  https://www.youtube.com/watch?v=zzCZgmb42u0
