Description

Built just over 22 years ago, this 136m2 constructed area, single storey countryside Villa, sits on a substantial 1573m2 fenced and gated plot.

 

Facing south it benefits from long sunshine filled days for the majority of the year.

 

There are amazing views from within the Villa and around the grounds, of the adjoining Valley, surrounding hills, and the distant mountains beyond, all contributing to a feeling of space and openness.

Back to the front viewing terrace, and down a few steps is the pool room containing a new upgraded sand filter and pump, and some additional storage space. 

 

On this same level is the lovely long orchard with mature orange, lemon and grapefruit trees, and automated irrigation. There is also plenty of space for maybe a wooden day chalet with amazing views, and the possibility of separate direct access from the roadway if required.

 

Down a concrete ramp is an additional almost 500m2 flat field suitable for many uses, leisure, growing crops, animals or birds, a large pond, maybe even a paddock, all within the same fenced plot as the Villa. 

 

Locality 

The Villa is located in a quaint rural village, down a quiet side road just off a main road, so very little traffic passes immediately outside, and the main E15/A7 motorway is only about 4 minutes away providing good connectivity.

There are friendly neighbours close by including Dutch, Spanish and British, but the Villa and plot is secluded and private and not largely overlooked.

 

There’s a bar serving good food, plus a few other specialist outlets including furniture, all within walking distance.

 

Doctors’ surgery, chemist, 2/3 supermarkets, restaurants, banks, town hall, vets, postal counter, hot food takeaways including Indian and a chip shop, ironmongers, plus other retail shops, are just a 5 minute drive away. 

 

The main regional hospital is about 15 minutes away in Huércal Overa, Almeria airport 55 mins, the new Murcia airport 1 hour 15 mins, and Alicante airport 1 hour 45 mins. 

 

The stunning local beaches, with paved walks and cycle paths, start at Las Marinas just 25 mins away, then continue through Garrucha port town to the main seaside resort of Mojacar with its amazing 17km of Beaches, beach restaurants, bars, music venues, shopping outlets, golf courses and driving range nearby, and much more. 

 

There are many retail and commercial outlets, car main dealers, motorhome sales and rentals, large two storey DIY store, builders’ merchants etc, all within 15/20 minutes of the Villa.

 

Utilities

Electricity, water, internet and gas are connected.

 

There is a modern, 4 year old, 3 stage eco, underground septic tank, which is emptied at a cost of around €130 every 12 to 18 months.

 

IBI (Council Tax) is just over €500 per year (including all of the land)

 

Correos (postal service), Amazon, DHL etc all deliver regularly to the address without issue.

 

Overall, we find it significantly cheaper to live here than in the UK.
