Highly recommend to anyone" About the Location The property is located in a small cul-de-sac in the quiet residential Dalfaber area, which is at the North end of Aviemore village (PH22 1LQ). We're about 20-30 minutes walk - or a few minutes drive - from the centre of Aviemore, where you'll find a good choice of shops, bars and restaurants. The railway station is on the main street in Aviemore and a taxi from there to our property should cost about £6 to £7.About the PropertyThe property is a modern, attractive and well maintained 3 bedroom detached bungalow which sleeps up to 6 people and 1 baby (in cot supplied on request). Accommodation comprises:A good sized sunny open plan living/dining room with electric fire and 2 storage heaters. There is an LCD TV with digital channels, DVD player and selection of DVDs and a mini hi fi. The dining area has a large dining table and 6 chairs. There is a telephone for incoming calls, local calls and 999 calls. We offer free WiFi. Separate well equipped kitchen with electric hob and oven, dishwasher, microwave, washing machine, under counter fridge with small freezer compartment, toaster, kettle, Bosch Tassimo coffee maker and iron. A good selection of utensils, cutlery, glasses, cookware, tableware and cleaning equipment is provided.Bedroom one - a good sized room with double bed, good sized fitted wardrobe, dressing table and bedside tables with drawers.Bedroom 2 - double bed, double fitted wardrobe, dressing table and bedside tables with drawers. Bedroom 3 - 2 full sized single beds, single fitted wardrobe and two bedside table with drawers.A travel cot is also available - you will need to provide your own mattress and bedding.Bathroom with bath and electric shower over bath, wash basin and WC. Separate cloakroom off the hall at the front of the property, with WC and wash basin.Gardens to the front, rear and sides of the property. The sunny front garden is open plan and mainly grassed with some shrubs and trees. There is a driveway for 2/3 cars and additional street parking is readily available in front of the property. The good sized back garden is again mainly grassed but contains several birch trees and some shrubs. It has been kept fairly natural in keeping with the overall woodland setting. To the rear and at the side of the house there is a 7ft x 5ft shed with padlock, which is available for guests to use e.g. for bikes. There is also a picnic table and a washing line in the back garden.The back garden is surrounded by a simple post and wire fence and immediately beyond the back fence is a small burn/stream. Beyond that is an area of natural birch woodland. It is also unfenced and open via a side path to the front of the house and the road. Please therefore always supervise young children and pets in the garden! Please note, while we do have a garage this is used as a storeroom for the property and is not available for use by guests, sorry.There are properties to either side of us, but the cul de sac is very quiet with only 10 houses in total and the whole area is very quiet and peaceful.Pets are very welcome and there is no additional charge. There are plenty of dog walking opportunities in the immediate area around the property and beyond.All cleaning, bedding and electricity costs are included in the price.About the Area 5 minutes walk from the house is the Macdonald Resorts Spey Valley Golf and Country Club, which has a bar with frequent entertainment and a restaurant, both open to the public. The spectacular Spey Valley Championship Golf Course which opened in 2006 and is also operated by Macdonald Resorts is only 10-15 minutes walk away. If you're a golf enthusiast, there are several other courses within 30 minutes drive, including the challenging Boat of Garten. A multi-course discount pass is available to purchase locally. Skiers will know all about Cairngorm Mountain where some great skiing is to be found - when we're lucky enough to get lots of show. Please note that the funicular railway is closed for the foreseeable future. Cyclists and walkers will love the Spey Valley area. Close to our house is the start of an off-road cycle path (part of National Route number 7) and walkway which goes across the heather moorland to Boat of Garten - about 5 miles. Wonderful scenery and not too difficult - ideal for a family mountain biking day ride. There are lots of other walks and off-road cycling opportunities nearby - from the easy walks and trails around Loch Morlich to very challenging walks and rides in the surrounding mountains. Loch Morlich and other Lochs in the area have watersports activities. Or if you prefer to get wet indoors, there is a swimming pool at the Hilton Coylumbridge (about 2 miles outside Aviemore), which you can pay to use.The Macdonald Aviemore Highland Resort (in Aviemore Centre) has shopping, bars, restaurants and a cinema.There are lots of other things to see and do in the surrounding area, including:Malt Whisky Trails (coach trips can be booked locally)Strathspey Steam Railway, as featured in Monarch of the Glen (15 minutes walk to the Aviemore station). Landmark Forest visitor park in Carrbridge, which includes waterslides. Working sheepdog demonstrations. Indoor climbing wall (10 minutes walk).Cairngorm brewery and shop (10 minutes walk). Quad biking. Clay Pigeon shooting. The Highland Wildlife Park - featuring 4 polar bears, tigers, snow leopards, red pandas and many other animals from cold climates. Loch Ness - where you can book monster hunting boat trips, tour visitor centers and visit castles. The Highland Folk Museums in Kingussie and Newtonmore - the latter is the best, featuring a mile-long living history site that includes re-constructed buildings such as a 1700s village, as well as a school, shops and a farm from various time periods - entry is free. Horse Riding - there are several stables in the Spey Valley area. Salmon fishing on the nearby River Spey - permits can be bought locally (10-15 minutes walk to the permit area).Questions and Answers Q. Are there any additional charges payable? A. No. All bed linen and heating costs are included. Please note we do not provide towels.Q. When are the arrival and departure times?A. You can arrive any time from 4pm. Departure time is 11:00am.Q. What happens once I have paid for my holiday?A. We also have an external key safe. Q. How many people does the property sleep?A. The maximum adult/child occupancy is 6. However, infants sleeping in cots are in addition to this. All sleeping accommodation is in bedrooms. A folding travel cot is available for 1 additional infant. The property is not huge and is ideally suited to 4 adults and 2 children. Please note that the living room has sofas seating 5 people, although there are 6 dining chairs as well. Q. What bedding is provided?A. All beds have duvets and bed linen is provided. Q. Do you provide towels?A. No, please bring your own bath and hand towels. We do provide dish towels and one hand towel in both the bathroom and WC. Q. Do you allow pets? A. Yes, we welcome pets so long as you don't allow then to lie on our furniture or beds. You must ensure they are clean before allowing them into the carpeted living areas. There is no extra charge for pets but we do expect you to clean up any pet hairs before you leave. Q. Do you have cots or high chairs?A. A folding cot is available but you need to supply your own mattress and bedding. Unfortunately, we do not have a high chair.Q. Do you provide cleaning equipment, washing up liquid etc.?A.
