Approximately 11 acres of mature hardwood woodland for sale.

The woodland is situated between Belper and Ambergate in Derbyshire, Midlands. It’s an ‘L’ shape woodland, of mature hardwood trees, with mainly mature Beech and interspaced with some Oak, Birch, Holly, lime and other woodland species. There is little coverage of plants on the woodland floor (showing the age of the woodland) apart from some ferns, blue bells and other plants etc at the perimeter area near the road.

There is a small spring in the middle of the woodland that appears to run all through the year, and runs into a small pond and then a stream. The woodland is surrounded by a stone wall perimeter which is in relatively good condition, apart from a few small areas where it is in need of rebuilding, should you wish.  There are no rights of way across the woodland.

The woodland is surrounded by a public road to the lower perimeter, similar woodland to each side and some farm fields to the upper perimeter. Access is gained via the public road on the lower perimeter. You can park on the road in theory, but there is a layby and other safer parking within 5mins walk. I tend to unload while parked on the road, and then park up and walk to the woodland.

Enjoying the woodland

Forgetting the financial side of the woodland, the woods is a lovely place to be and camp. The fact you can walk around the woodland without battling through seas of brambles etc is lovely. I’ve spent a number of lovely days on here with my family.

The woodland could do with some thinning in some areas.

The woodland is covered by an overage clause with the council who originally owned the land, basically this means if you were to ever obtain planning permission for the land, you’d have to pay the council a percentage of the increase in land value.

Please also note that technically the woodland is owned by my business who bought the land a few years ago as part of a financial deal. This doesn’t change anything, other than you’ll technically be buying it from my business, rather than me. The sale will also need to be conducted through solicitors.

If for some reason you’d wish to harvest the trees, or some of the trees, it would be best to apply for a Woodland Management Plan with the local Forestry Commission office/r, this can be done for free, but takes a little time, but you need no particular skills. The forestry commission can also offer grants for woodland.
