Seller: andhump1482 (0) 0%, Location: DINGWALL, Ships to: Free Local Pickup, Item: 372997839991 DUE TO THE HIGH VOLUME OF INTEREST REGARDING THE SITE THE FOLLOWING UPDATES HAVE BEEN MADE TO ADDRESS THE MOST COMMON QUESTIONS: 1) The access is to the site is not marked on the map but it clearly is accessed from the track on the north side. I have posted 3 new pictures above which show Scottish Land Registry documents referring to the track as "the public road".The "public road" has just been abandoned and would need reinstating. 2) I spoke witht the farmer who owns the ground neighbouring the site in 2015 and he was willing to sell more land around it then. He did not say how much land he was willing to sell or for how much money. Just that he was open to the prospect of increasing the size of the site. 3) The only close neighbours to the site are the residents of the house to the north called 'Lochview'. When I was trying to find out more about the access I knocked on the door and the old man who answered was quite rude to me back in 2015. I reported his behaviour to the authorites and he has not been seen since. 4) I bought the site with my brother in 2014. We had planned to put a cabin on top of the tank for use as a holiday home/writers studio but never got round to it. Conversations with the planning department identified that the land was outwith the normal development area, but there were clauses within the planning guidance which allowed for building on the site if the criteria was met. There are also certain buildings that don't require any consent and there is an existing structure on the site which could be altered. We only decided to sell it last week when people kept asking us if we still had the bunker. 5) This is a link to a video on youtube https://www.youtube.com/watch?v=blQ5eOHNj0U it does work 6) The bidding STARTS at £10,000. Offers below this figure WILL NOT be considered and due to the amount of interest we will let the auction run unless a SERIOUS OFFER is made. 7) THE POSTCODE IS IV15 9TQ Thanks for all your questions and best of luck to you in the auction. An opportunity to buy a concrete bunker sited on its own area of land in the remote Scottish Highlands. The site is south facing with incredible views over Loch Ussie. About 5 miles from the town of Dingwall. 16 miles from InvernessCoordinates:57.584777, -4.513619 The structure on the site is a dissused water tank, previously owned and operated by Scottish Water. The structure is made from poured reinforced concrete and the walls are approximately 450mm thick. Extremely solid. The access hatch is made from very thick galvanised steel with a secure locking mechanism. There is a galvanised ladder inside also. The tank measures 3m x 6m inside and is about 3m high. giving a floor area of 18m2 The actual perimeter of the site measures:21.35m x 18.3m x 25.31m x 22.52m giving an approximate area of 466m2 Please note: The fence shown in the pictures is not the boundary - it's just a fence to keep sheep out. See the pictures for details of the site boundary. There are some sort of data things on the site, possibly indicating telecoms(previously for monitoring the water levels maybe?) and the overhead mains power lines run adjacent to it. There is also a water marker next to the tank, possibly indicating a water supply. The access is from a track running along the back of the site. Research established that this track used to be the old public road and is now just used as a foot path. Youtube video of a walk around the site https://youtu.be/blQ5eOHNj0U The area is a very desirable rural location, with building plots in the region selling for in excess of £100,000!!! Probably because of the amazing views.Although there is no planning permission for building on the site, a temporary structure such as a pod, cabin, wooden building or caravan could be put there without planning consent I believe. Another option is altering the bunker into something. As the structure is already there, this would only need a change of use planning approach.Originally we had thought about putting a building on top of the bunker, using the structure as a basement. The above is just my opinion and does not constitute planning advice. It is the responsibility of the potential buyer to establish the neccessary planning regulations for themselves should they need to.The land adjacent to three sides of the site belongs to a very nice farmer who was keen to sell more land if required. The public footpath to the north of the property is a dissused public road, once used to access the common grazing on the hill. The house to the north of the property shares no boundaries with the site. The old man who lives there said he did not want a neighbour when I met him. He was very old..
