Please make sure that you have looked at these and contact me if you have any questions about them before you buy COTTAGE FEATURES Jasmine cottage is a beautifully refurbished single storey cottage in the heart of Thornthwaite village. It is one of my three family owned and run cottages in the village run under the name of Croftlands Cottages. It is just around the corner from Squirrel cottage (sleeps 2) and Fox Howe cottage (sleeps 4). It is 3 miles from Derwentwater and the popular market town of Keswick• Dog friendly• Coal effect gas stove• Off road parking for two cars beside the cottage• Delightful garden patio (with overhanging trees and shrubs) at the rear with sun most of the day and views of Skiddaw• Sunny wooden veranda at front• Large attached garage for secure storage of bikes and other equipment• WiFi• Central heating COTTAGE LOCATION• Semi rural village location• At the base of Whinlatter Forest Park• Views of Skiddaw• Walks from the door• On or off road cycling from the door• Beside Thornthwaite Gallery• Braithwaite village (1 mile) has 3 pubs serving food and a village shop• Bassenthwaite lakeshore a 20 min walk• Keswick and Derwentwater easy to get to (3 miles)• Regular bus service X5 into Keswick• Buttermere a short drive over Honister or Newlands mountain passes COTTAGE FACILITIES The cottage is a single storey cottage layed out on ground floor level• Open plan kitchen/living/dining area with a bedroom off either end • Kitchen facilities include a electric fan oven and hob, slow cooker, microwave, fridge with freezer compartment. Additional freezer and washing machine in garage.• The living area has two two seater sofas in front of the coal effect gas stove. There is a TV, DVD player and digital radio with Bluetooth • Double room with en-suite bathroom (shower over bath)• Twin room with shower and hand basin • Cloakroom with toilet and hand basin OUTSIDE To the rear of the cottage is a flagged patio garden area with views of Skiddaw. There is a table and chairs and a BBQ is available. To the front is a lovely sunny veranda with seating, accessed from the dining area. CHECK IN On arrival you will find the key in a coded lockbox. I will forward detailed directions to you via email a few days before your arrival which will include the location and code for the lockbox. When you book the following T+Cs apply. This is non refundable or transferable Pre arrival communication -After you have booked I will request from you an email so that I can complete my booking process and more easily send detailed directions etc. Occupancy -The number of persons occupying Jasmine cottage must not exceed 4 people Arrival and Departure -Check in is any time from 4pm onwards. Check out is by 10am at the latest Care of the cottage -Jasmine cottage must be left in a clean and tidy condition at the end of your stay. You are responsible for any breakages or damage to the cottage or it’s contents and may be invoiced for these with the exception of minor breakages e.g. glassware etc. Should you find any faults or have any complaints during your stay please let me know straight away and I will do my best to sort it out. Dogs -A maximum of 2 dogs are welcome and must be declared when booking. There is an extra charge of £20 per dog per stay. All dogs staying must be well behaved and house trained. They must not be allowed on the sofa or the bed and must not be left alone in the cottage.
