I first posted this in about August 2016 and soon after become fed up with the people looking for something for nothing and unsuitable people that thought the world owed them a living! SO...here we go again but please understand; this is my property; I've owned it for more than 14 years; I do not have a mortgage on it…I own it. It has great potential and I am offering it at very, very reasonable terms on the conditions that the successful takers are able to convince me that they are genuine and can provide me with assurances that offer me security and so that my interests are protected. This means that even if you are down on your luck, this is a financial agreement and you will need to provide me with a guarantor so that if you damage the place or leave earlier than agreed then your guarantor would pay my loss if you do not (I'd hope this obviously does not apply to you but I have to say it :-) ) If the above has not put you off and if you're still reading....then great and please read on; BACKGROUND. I purchased this property in about 2003. A French tenant rented it from me for about a year and it’s been empty ever since. My business and other commitments have been too much for me to deal with it as I should so this is why I am making this offer for someone that wants to escape England and move to France or to retire there or similar and at the same time me knowing that the home has people living in it etc. CURRENT. It’s in good order but needs "re-commissioning", decorating etc and there's a slate loose on the roof that needs repairing with a leak (not bad) that will need doing. 2 people were very close to taking it on a couple of years ago and 1 viewed it and said that the roof could be repaired from inside but neither could find a suitable guarantor so I couldn't pursue it further...shame because they were both nice couples. I’ll probably send my builder over just to make sure its all “ship shape” but anyone moved in. (It’s a 10-hour drive from Essex inc 100 miles to the tunnel; the 35 minute journey from England to Calais and then the drive down to the home). GENERAL INFORMATION. So…..near to the Brittany market town of Combourg is this cottage in the hamlet of Rimou. Again, I rented it for about a year and then left it to concentrate on my business interests in England. I've now decided to rent it to a couple or small family from England and in exchange for redecorating it and bringing it back to a home and living in it. This is a perfectly habitable property now and although it’s not fallen into slight disrepair etc; this is because its just been empty for a few years. This is long term thing; NOT a holiday or a chance for someone to just get a cheap home. This is for someone that wants to move to France/maybe to escape the UK/maybe to start a more sedate life/maybe retire or similar. The house is lovely. Three bedrooms over three floors. Wood burner heating. It has a large basement games room that leads on to the road at the back and the first floor leads to the road at the front. The games room used to be a garage so could be used for that purpose. There is a large granite barn type building across the road which would make a large garage or another home maybe a Gite (if you are a competent DIY'er/builder I might be interested in paying you to convert that or you convert it and split the holiday home income?) or it could be used for a small business/workshop etc. There is no garden and it is a sleepy village so it’s probably not for a young family with children although I’d have no problem renting this to a family with children. Again this home is in Rimou which is a short drive from the lovely market town of Combourg. When I last visited the property there where 2 other British retired couples in the same road. The deal is I will give 6 months’ rent free and then charge just £250 per month thereafter in exchange for me knowing that a nice person or couple or family are living there long term. This is for a minimum term of 3 years. VIEWING: When I go there, I fly from Stansted to Dinard airport (about 40 mins) and then either rent a car from the airport or get a taxi to Combourg (about 25 mins drive). I'm friendly with the agent in Combourg that sold it to me and he speaks good English (married to an English lady) and he would show you it or give you the keys for you to look at it. I'm sorry the photos are not very good but if someone is genuinely interested, I will get the agent to take some more including the inside. I'm in Essex and we would need to meet before you go to view so only genuine people to apply please. You will need to show me copies your passport(s) and driving licences (if applicable) and recent utility bills as proof of ID. If you were to want it, you will also need to provide a guarantor that will meet any loss if you were to end the agreement early or if you were to damage the property or similar.
