Natural Water ditch/stream follows the southern boundary of all lots & the existing homes. Natural England protect the ditch/stream as such any change of use or developments of any of the lots (including fencing & planting hedging) need to be applied for via Natural Englands paid for advice service as well as Council. Any buildings (Natural England may or may not permit) must be designed in consideration to the protection of the ditch/stream as it must never be contaminated. If you pay (as I will) for the Natural England NE paid for advice service they will provide expert assistance on all your design of your proposals. There are existing houses that are close to the ditch/stream so it proves domestic dwellings are not a problem to the ditch so I believe if I design my building inline with Natural England advise then Natural England will support it. All lots overlook cattle fields & benefit from long stretches of south facing sun exposure. The area is mostly agricultural open spaces with a small village population to include a local pub. Solicitor produced the transfer terms for Lot 2 to include provision for all lots to assist each other by conducting service media under each lot (if required). Hence each lot (if Council ever permitted a building) could share the cost to install electric overhead pylons from across the road (subject to the landowners consent) into the closest lot to the pylons (or the first lot that gets building permission). The overhead electric pylons are on land owned by a 3rd party & when buying land anywhere in UK (unless the pylon is on your land) you do not have authority to use 3rd party land for connections so the idea is all lots team up to ask the pylon land owners permission to use their land & if 3rd party consents then Western Power would have to decide if connection is visible & at what cost. (Overhead Electric passes over some motorways so I believe anything is possible subject to safety 3rd party & Council & Natural England consent). It is obvious when you view site that these overhead power cables can supply the small Village so could supply our Electric (subject to consents etc). Similarly it may work out more cost effective to connect water (subject to Council & Natural England consent) to Lot 1 (as its closest to the water mains in road) & conduct supply pipes to Lots 2, 3 & 4 under Lot 1 rather than Lot 2, 3 or 4 paying Wessex Water to dig a long trench in the road. Hence why this provision was added to the deeds to help all lots share costs. The provision in the deeds protected any lot (if services were run under a lot) to ensure all work is carried out professionally & every lot owner that connects must pay to repair any damage to another persons lot. For example: if I keep Lot 1a or Lot 1b a water pipe maybe installed to run under Lot 1a/b to reach the other lots, however in practice Wessex Water & Council may insist the water pipe is not passed under Lot 1 & runs in the main road instead. This is probably the best option as (in my opinion) in the long future I can see the whole stretch of Westhay Broad Drove has buildings upon it so a large bore water pipe would run in the road. No Electric or Water is connected to any lot presently & private solar panels & private water bore holes (subject to NE & Council consent) for each lot may be more cost effective (and more eco friendly option) so no services will be run under any lot to supply another lot. All lots are water enriched especially in winter so provides a natural source of watering & I believe natural reed cleansing of natural private water reservoirs provides the ideal eco friendly solution to "free water". I must stress that ownership of land in this area requires careful conscientious owners whom will apply to Natural England & Council for all changes/improvements to their lots as this builds up good reputation & increases all lot owners chances of fulfillment of their aspired use of their lots. I personally like aspects of all the lots (they all have their advantages) so will be happy to keep one Lot & I will be applying to have fruit trees & asking to be able to graze a few sheep or goats or keep chickens with benefit of a considerately designed chicken hut or sheep/goat shelter to safeguard animal welfare & hopefully reap solar electric for small scale sheep shearing/ farm use. I am an environmentalist & hope to run a "zero carbon emissions" small holding farm & plant additional trees because trees are proven to help clean the air & reduce CO2 & reduce global warming & there is a world wide campaign (according to Radio 4 broadcast) to plant billions of trees & I believe Brexit & the general shift towards "the green revolution" will provide exciting opportunities for land owners hence land is always a good gamble for the right sort of person. Land is a Land bank. Solar farms & Wind turbines I believe (and hope) is the future of our UK landscape. The cattle fields behind each lot share access over the approx 5m wide entrances to each of the (whole) lot areas so these areas will be shared use & shared ownership (one half owned by one lot & one half owned by adjoining lot). And these areas should be open for anytime use for anyone to use (bit like a cul de sac road). The fields behind dont use the access area much so you & adjoining lots may agree your own informal parking agreements. No gravel is upon the access areas at present & this again would require Natural England & Council consent however they are pretty hardy grassy areas which are already driveable on & relatively flat. The reason I am selling lots is the common accessway points are historical for the farmers & therefore I would not be able to fence the whole site off to keep livestock off the road (as one singular field) hence (subject to Natural England & Council consent) I hope to keep livestock safely within the fenced off areas using the common accessways as divide point lines.
