Item:333050435109Hi, I'm selling my house due to work commitments and I don't have the time to complete the work. I am a private seller. There are no hidden fees or vat. The price includes the €500 notary fee set by Bulgaria and that includes a translator for the paperwork. So about the house then. I bought this house 4 years ago with the intention of renovating it and using as a holiday home. (whizzair does a 3 hour flight from UK for £70) Its a corner plot with a garden and situated deep in the Rusenski Lom National Park.Downstairs is currently set up as 2 open plan rooms, which would be lounge and kitchen. Chimney in the middle so an open fire is possible. The external staircase has been removed and a hole cut for an internal staircase. Where the external staircase entered the upper floor, the door has been left so you can build a wooden balcony. The garden faces south and the house is high on a hill so the views over the valley are spectacular. Anyway back inside, upstairs currently has 3 rooms and an alcove. The alcove is tiny and only good for a boiler and airing cupboard but you could knock the wall through and make one of the other rooms bigger. The room at the top of the stairs is open plan at the moment. Would be an ideal study or similar or you can wall it off and make a bedroom. 2 other rooms have walls and doors. The extension. A long narrow extension has been approved for single storey building and foundations with drainage at each end are in place. Access would be through a door in the corner of the "lounge" or you could have patio windows all the way along for external entry. The plan here was to have a small downstairs bathroom at the end nearest the main building and at the far end some sort of jacuzzi/hot tub room with 2 bedrooms inbetween. Bedrooms with patio doors overlooking the valley? Nice! But it's up to you which way you go...There is also a garage on the back of the property. Needs work but it's there. Like I said at the start, it's a project and a lot of work needs to be done still such as: Extend waterpipe from previous outdoor kitchen into building.Complete rewiring of electrics. -Although there is currently electricity upstairs.Double glazingInstall staircasePaint and plasteringInstall kitchenInstall bathroomInstall cess pit(s) -although holes already dug and pipes in place. House is paid off and I own it outright. Payment plans considered.Try and find another house with 300m of living space! An impression of how the extension could look: [Add Pic] I have been assured this property can be completed for less than €10,000 depending on how fancy you want to get. Bulgaria is cheap :) Floorplans [Awaiting HTTPS source] The brackets suggest how I would convert the rooms. As for Brexit, non-EU citizens can't buy land in Bulgaria (this includes a garden) only apartments. There is a loophole if you start up an imaginary company, but it costs more money. Basically, the clock is ticking to buy a house. Once you own property you are safe. You can open a bank account and obtain a Bulgarian I.D card. This may also permit free movement within Schengen, but I'm still looking into that. Bulgaria is very much an up and coming country. They're now an EU country. I visited in March, already the bridge from Bulgaria to Romania has been renovated and there is now a main road all the way across to Sofia. It'll take time to filter down to the smaller villages, but there is definitely movement in that direction. And of course, if they get the Euro currency, prices will fall in line with the rest of Europe. News reports say a property price increase of 14% last year. Not sure I believe its that high, but if true and it stayed that way, this house would be worth double in 7 years. Which is why I'm in no rush to sell. It can stay here for as long as it takes and I'll just keep adjusting the price. https://tradingeconomics.com/bulgaria/housing-index There is plenty to do in Bulgaria and the surrounding area. Hiking, biking, kayaking, canyoning, fishing, pop over to Macedonia for cheap shopping... Here are some pics of the surrounding area. You can google for exact locations and more images.
