This is a gorgeous house in relatively good condition in the large village of Resen, less than 20 km (15 mins) to Veliko Turnovo city down a brand new road. However, please NOTE as we have had a few people view expecting it to be a modern, renovated house. Sorry but for this price you DO NOT get a full renovated house in this area, so close to the city. The house will need some work but not too much to make habitable. You should budget a further 5000 Euros for some roof repairs, putting in a proper bathroom and few other small jobs to make it a nice comfortable home. The house is full of character with massive beams, lovely traditional windows and a massive barn. There is also a shop facing the street and is listed as a shop on the notary deed. It would make a fantastic living room or bedroom with mezzanine floor. You could easily enclose the entrance to the shop at the back and the stairs to the second floor. Downstairs there are two rooms, one a kitchen with sink. Upstairs there is a large central hall and then three larger rooms and one smaller room that would make an ideal bathroom. Two of the rooms have new cement floors. There has been some new wiring upstairs with some new light switches in places. There is a massive barn plus an additional room with new cement floor and also an outside bathroom with new plumbing (nothing fitted). The garden is 950 sqm and surrounded by walls and secure fences and is very private. This was cleared in early summer and will be done again ready for the new owners and the house cleaned and swept out. There is a deep well with water. The neighbours on either side are lovely and friendly and helpful. It is a short walk from the centre of the village where there is a good supermarket, smaller shops, a small vets, a pharmacy, small DIY stores and more. There are bars and restaurants and Resen Lodge with camping facilities, English run restaurant and bar and swimming pool is also in the village and has regular theme nights, table top sales and all sorts. You get the best of both worlds - village lifestyle where you can grow some vegetables, have chickens etc but also close to the city and its a large lively village. You can take part in expat activities and evening entertainment and/or throw yourself into traditional Bulgarian life. The house has been empty for a number of years. There were a few tiles off the roof around the chimney, where a tree branch had moved them but this has now been repaired and the trees trimmed. Some ridge tiles are also missing or slipped so it will need some roof repairs. There are cracks in a couple of the window panes. The stairs to the second floor are wooden, a little rotten at the bottom and rickety. Again I want to make it clear that the house is not what I would call habitable. You could move in and "glamp" with a roof over your head etc, but it needs work to make it a home. But overall its a lovely house, with so much potential in a good village, close to Veliko Turnovo. Popular village with expats and many live in the area. We had hoped to keep the house and make it a lovely holiday home for us as we live in southern Bulgaria but we simply do not have the time. You are welcome to view at any time. However, we have had a lot of time wasters wanting to know about payment plans, arranging to view and then not turning up or cancelling last minute. And people bid on the auctions and then never get in contact. References can be given to people that have bought other houses from us in the past (we have been involved in selling rural properties in Bulgaria for many years ever since we bought a lot of cheaper properties back in 2007 at the height of the boom). This property we only acquired last year and were going to use personally but our plans have now changed. We would accept a part exchange for a 4x4 (not a massive pick up), a small van, tractor, mini-digger.
