From the kitchen, main bedroom and lounge, there are sea views. From the lounge you can also see across the North Sea/Firth of Tay, to Fife. Both are dwellings and occupied. This is a four bedroom, bright and spacious single storey property, situated in the lush farming countryside in Angus, Scotland — 4+ miles from Arbroath harbour. It has never been properly lived in due to a change in personal circumstances. In fact, the kitchen units are still covered in protective film: the bathroom fittings still have brand stickers on. A private farm track leads to the property, as well as two others: the farm house and what was once, farm steadings. Both are dwellings and occupied. (No children between us.) My property is the former farm bothy, which was built circa 1860. In recent years it has been extended and modernised. All four bedrooms have a neutral coloured carpet — and all have built in mirrored wardrobes. Apart from the bathrooms, the rest of the property is covered in a wood effect tile — Amtico I think. When the oil fired underfloor heating is on, it feels superb to the bare foot. The sale will includes fridge freezer, hob, oven, microwave, dishwasher and washing machine. All rooms are fitted with night-and-day roller blinds. From the kitchen, main bedroom and lounge, there are sea views. The Bell Rock lighthouse, some 12 miles off the Angus coast, is clearly visible. From the lounge you can also see across the North Sea/Firth of Tay, to Fife. There is no garage but ample room to build one — and other outside buildings; shed, a cabin office, a conservatory, etc. There are no water rates in Scotland. The wildlife is amazing.
