We are feeling guilty that we have done virtually nothing to it in all that time, apart from cut any trees or shrubs that try growing tooooo close, we've failed to utilise its potential, so time to sell to someone who can. The cottage is located about a 15 minute walk out side the village centre (Champs-sur-Tarentaine-Marchal), a village with a church, a post office, supermarkets, pubs and restaurants, a garage, camp sites, and even a community swimming pool, tennis courts, library and a police station, all you need almost on your doorstep.The nearest big town is probably Bort-les-Orgues (7.4 kms about 10 minutes in the car). If you are the outdoor type, then this area has a lot to offer. It sits on a plot size of just under 2 acres of mainly wooded land, the woods behind the properties woods, are forestry commission, so can't be built on.It is completely private, not overlooked from any angle, equally it is not isolated as there are 4 properties over the D679 that are close'ish.It is listed as a house / dwelling, so our plan was to totally renovate the existing small foot print with a redesigned interior layout.Outside we planned on building a swimming pool to the right of the cottage as you look from the road (a road of maybe 4 cars an hour), there is a block shed far right of the site (see ninth photo for plot layout), needing full renovation, that we planned to use as the pool room.The downstairs of the cottage consists of 3 rooms, one of the non-load-bearing separating walls is badly damaged (see seventh photo), the wooden floor is suspended over a cavity, I'm not sure its high enough to call a cellar (about 4 foot high) but useful for running services etc, and maybe something more?The upstairs is reached via a slope outside, and accessed via what I'd describe as a barn door into an open space and 2 bedrooms separated with non-load-bearing walls.The area immediately outside the 'barn door' would make the perfect private spot for a table and chairs, being at first floor level. It is our understanding that the cottage was last lived in about 20 years ago, the occupant / owner didn't have, or chose not to invest much money in to it, the inside is very basic, no internal stair case, no toilet, and the only heating appears to have been an open fire at one end, visible in photo 6. Some of the old furniture is still inside.The roof covering front and back is 'mixed' (see photos) and needs replacing.I am no expert so you must decide for yourself, but I would suggest the house walls are built straight onto bedrock and are sound all round, the internal walls which are mainly non structural need work, or better replacing. As I say the roof needs replacing.The windows and door are currently covered from the weather by boarding, they are largely good wood, but several of the pains are broken. There is mains water and electricity to the cottage, but both will need reconnecting. There is no mains drainage or cesspit. Our last annual property tax for the cottage was £234.58, that is currently the total annual bills associated with it in its current state.
