Live the dream on an island in the South Pacific, on Hunga, Vava'u, Kingdom of Tonga, yet be only 12 miles from the shops and international airport on Nieafu that will get you direct to New Zealand, Australia or Fiji allowing a connecting flight to pretty much anywhere, UK or USA included. I have 2700 square meters, or just over 29,000 square feet of clifftop flat land in the Kingdom of Tonga, on Hunga in Vava'u, with 3 boat moorings in an enormous 525 acre natural lagoon and 3 commercial quality bell tents, originally earmarked for a mini eco glamping resort (hence £9000 worth of importing tents, a Stihl petrol chainsaw plus taxes and labour for clearing the scrub from the plot!) but couldn't finish. Unfortunately a little puppy and a soft heart means we can't really make the trip there from the UK anymore. Dogs are allowed but you'd need to be there for a long time to travel that far with a pet! Land in Tonga is owned by the King, so this has a 99 year lease attached (97 years to run but will have a new lease on transfer). The fees/taxes work out to around $1,050 USD per year (or $87.50 per month) with the current abysmal exchange rate, so not bad. You could sell one or two sections separately and the lease payments would be divided accordingly. Most leases are for 25 years so this is quite lucky. Tongan law is based on the UK, and all Government websites and documents are in English. English is also a second language out here, the primary school kids in the local village are fluent! The land itself is leased from the governor of the region of Vava'u (Lord Fulivai), Lady Fulivai runs the actual company holding the leases. They are Tongan nobles (I think 10th in line hereditary Lord) and have a base in New Zealand, all fully accountable to the Government and ultimately the King. They're incredibly helpful and friendly, and will help you out wherever possible. They're actually storing my tents and chainsaw in thier home! It's hot, beautiful, cheap and safe out here. The only wildlife that might hurt you is in the ocean, being in an archipelago with huge natural lagoons means you can sail, dive and snorkel forever without going into deep ocean. The view from the lots is out over the deep pacific ocean, and you'll see migrating humpback whales for a good part of the year. Tourists visit specifically for that reason, but you can watch from a hammock on your own land. The tents were £900 each plus a lot of import duty, so these are very solid and professional quality bell tents. The type used in UK glamping sites tend to be the £3-400 bell tents which wouldn't last long in Tonga. You'll ideally place these on raised bases which you can build from the logs remaining on the land after the clearing we did (as per the stock pic for the tents I've shown). This means that you can either go there and use the tents to camp, build an eco glamping resort business as we started, build up to three single story properties, or even build one house to live in and keep some tents for whale watching tourist season, or a really big wild garden. There are building regs for safety, but you're free to use any method you like (timber, brick and block, Earthbag, Earthships etc - good place to start your off-grid permaculture experience). Yes, it's fully off grid but Tongans collect rainwater in massive (and cheap) tanks that only needs minor filtering due to its purity. Solar energy is in abundance (we're by the equator!), waste is via composting or septic if you prefer.
