Item:283480421402This is a very traditional house built in the Balkan revival style with foundations of solid stone and a large balcony plus outbuildings, one of which is large and independent and large fertile garden.. It’s in a beautiful location with an uninterrupted view across a pretty valley with wooded hills in the distance. I bought it three years ago because It’s location, appearance and potential were better than any other houses I looked at. The plan at the time was that other family members would join me here, but, as they say, plans change.......The house is situated at the end of a cul-de-sac and is very private but not at all isolated and all the nearest neighbours are very helpful and welcoming. Some of the houses in the village have been restored, the closest house to a very high standard. The village has a population of about ninety people, a very basic shop and it’s a six mile drive on a good road to the nearest town (Popovo) The house has two very large double aspect bedrooms and a smaller one. There is also a huge attic space that could easily be converted to massively increase the already available space There is a very large sheltered balcony. Downstairs there's three rooms and a glassed in lobby (makes a good greenhouse) The third room runs the length of the house and is same size in area as the attic above. This is a bit dark so could be useful as a storage area but there is a possibility to install windows,or alternatively, to enlarge the other rooms by removing the interior walls . It also has several large outbuildings, garaging, workshop etc, some of these are adjacent to the house and will need attention to the roofs there’s also another completely separate detached building (shown in one of the photos-a bit overgrown) which is of a very good size and would make an excellent studio or separate accommodation. There’s a septic tank at the end of the garden and water and taps both inside and out. Electricity is connected. In the garden, which is fenced and I think, dog-proof, there's about a third of an acre sloping away from the house to a small stream; there are apple, peach, mature walnut and other fruit trees and grapevines as well as some rose bushes and shrubs and a huge variety of birds. I’m here in Bulgaria at the moment and happy to show any prospective buyers around. The property does need quite a lot of work to bring it up to a comfortable standard but the structure and roof are sound and the cost of tiling the ground floors, new window downstairs (the upstairs windows are all good) installing a kitchen and bathroom etc is a lot less here in Bulgaria than you might think. I have the title deeds in my name and transfer by a notary in Popovo is pretty straightforward and will cost you around £200. Please contact me by email with any questions you might have. No reserve has been set. The photos were mostly taken in 2018, the rest were taken this week. Please note that there is no reserve price but a non-refundable deposit of £250 is wanted within 24 hours after the auction finishes. Thanks for looking and please email me with any questions.Provide With:Balcony, Number of Bedrooms:3 Bedrooms, Continent:Overseas, Sort By:For Sale, Private / Estate agent:Private, Property Type:House, Plot Area (m²):1500, Building Feature:Detached, Construction Year:1920, Location:Village, Country:Bulgaria
